First Integrated Gaming Resort Coming to Al Marjan Island
The first phase of Marjan Beach is set to finish within two months, while Wynn Al Marjan Island is due to open in September 2027.
The wider district surrounding Wynn Al Marjan Island, the region’s first integrated gaming resort, is beginning to take shape, with the first phase of Marjan Beach expected to be completed within the next two months.
Marjan Group CEO Abdulla Al Abdouli said the 85 million sqft Marjan Beach development will be built out over roughly 10 years, with the first phase focused on earthworks and preparing the site for construction.
The project sits within the broader development around Al Marjan Island, where Wynn Al Marjan Island is scheduled to open in September 2027. The resort had previously been targeting a March 2027 opening.
Marjan Beach itself is planned as a mixed-use coastal district combining residential, hospitality, cultural and lifestyle elements. Around 60% of the masterplan is allocated to residential use, while 6.5 million sqft has been designated for green areas and public land.
Developers including Wasl, Omniyat and Beyond have already secured plots within the project.
Speaking on the sidelines of Arabian Travel Market, Al Abdouli said infrastructure projects across Al Marjan Island remain on track, although some supply-chain constraints have affected delivery timelines.
Marjan has also introduced the Marjan Digital Universe, a virtual platform that allows potential investors to explore its projects and masterplans online.
Al Marjan Island spans 2.7 million sqm across four man-made islands, with Wynn Al Marjan Island set to become its most prominent new development when it opens next year.
